Your starting point

Start with a home price and down payment. Use the suggested rate and other assumptions if you are still exploring.

Choose a loan type so the estimate fits your starting point.
Not sure which loan or rate to use?

Start with Conventional to explore a budget, or choose VA purchase if you are exploring your VA benefit. You can also enter a rate from your broker.

Looking at USDA? This calculator does not model its program fees and insurance. Request a program-specific estimate.

Use a price you are considering. You do not need a home picked out.

Adjust taxes, insurance & other costs

Taxes and insurance are starting assumptions, not local quotes. Replace them with property records and insurance estimates when you have them.

Starts at 1.2% of home price. This is an editable planning assumption. $1,800 per year is a starting assumption. Flood or other separate coverage is not included.
Below 20% down, uses 0.5% of the starting loan per year. At 20% or more, uses $0. Actual cost and requirements vary; this is not an FHA, VA, USDA, or jumbo quote.
A rough 3% budgeting allowance, not an itemized fee estimate. It combines fees, prepaid expenses, and initial escrow funding; it is separate from your down payment. A budget you choose—not a lender’s qualification limit. Explore paying the loan off sooner. This is voluntary and is shown separately from your estimated required payment.

A useful estimate, with clear assumptions.

This planner models a fully amortizing fixed-rate purchase loan. It does not determine eligibility, quote a rate, calculate APR, or establish actual costs. VA purchase mode estimates the funding fee using your chosen assumptions. FHA purchase mode finances a 1.75% upfront mortgage insurance premium and estimates initial monthly MIP from term, base loan and down payment. Its monthly MIP is a starting allowance, not a year-by-year insurance schedule; confirm eligibility, loan limits, fees and insurance with your broker. It does not model adjustable-rate, interest-only, or reverse mortgages. HUD: FHA mortgage insurance. USDA, jumbo, and other financing may have different costs; ask us for a program-specific comparison.

Monthly taxes, insurance, and dues are included whether you pay them through escrow or separately. They can change. The upfront allowance is a separate starting cash budget, not an exact cash-to-close calculation.

Results are calculated on your device. Saving a comparison keeps it only while this page is open. Nothing is submitted to Atwood until you choose to send the conversation form.
