For those who serve. For the people they call home.

Veterans. Servicemembers. Military families.
Your next chapter matters here.

Put your benefit to work

Three things to clarify before you shop.

  1. Your eligibility and prior VA use. Review your Certificate of Eligibility and any existing VA loan with your broker.
  2. Your full cash plan. Look at closing costs, prepaid taxes and insurance, and whether a funding fee applies—even when no down payment is needed.
  3. Your comfortable payment. Include taxes, homeowners insurance, and any association dues alongside principal and interest.

Bryan brings his perspective as a U.S. Army Veteran and VA Loan Specialist to these conversations, helping you understand your benefit and the next step.

Explore a VA payment

Make your benefit make sense

Possibilities worth understanding.

We’ll explain what VA financing could mean for your purchase, then look at how it fits your budget and plans.

A path with no down payment

Eligible borrowers may be able to purchase without a down payment. Entitlement, the appraised value, and lender requirements affect what is possible.

No monthly mortgage insurance

VA-backed loans do not require monthly mortgage insurance. You still need to plan for taxes, homeowners insurance, and other housing costs.

A clear view of closing costs

A VA funding fee may apply, with exemptions for qualifying borrowers. We’ll review your fee status and the other funds needed for closing.

Eligibility does not guarantee loan approval. Credit, income, occupancy, property, and lender requirements still apply. Explore VA purchase benefits · Funding fees and exemptions

Wherever you are in your journey

Your next move is personal.

01

Buying your first home

Bring your questions. We’ll help you review your Certificate of Eligibility, build a comfortable budget, and understand the steps ahead.

02

Planning another move

A new chapter can bring new questions. Let’s review prior VA use, available entitlement, your current home, and the timing of your move.

03

Revisiting your mortgage

Already have a VA loan? We can discuss whether an Interest Rate Reduction Refinance Loan (IRRRL) fits your goals, weighing closing costs and the new terms together.

An IRRRL refinances an existing VA-backed loan and has eligibility requirements. Read the VA’s IRRRL overview.

You don’t need every answer before you reach out. We’re here to help you find them.

How do I know if I’m eligible?

A Certificate of Eligibility (COE) establishes eligibility for the VA home loan benefit. We can help you understand the next steps. The lender also reviews your finances and the property.

Can I use my VA benefit again?

Prior use does not necessarily end your benefit. Your available entitlement, any current VA loan, and your plans for the next home all need to be reviewed.

Does no down payment mean no money at closing?

No. Closing costs, prepaid taxes and insurance, and a funding fee may still apply. We’ll work through a full upfront budget and any available credits with you.

Could I be exempt from the funding fee?

Some borrowers qualify for an exemption, including certain veterans with service-connected disability benefits, eligible surviving spouses, and qualifying active-duty Purple Heart recipients. We’ll help review your status before closing.
